Sources and assumptions
- Interest Act, s. 6 (Justice Laws, current to 2026-10-19)
- Accelerated payments (monthly payment split in two or four) are an industry convention, not a regulation.
- Interest Act s. 10: on a term over 5 years, after 5 years you can repay with at most 3 months' interest.
Meet Ryan
A local who knows the numbers.

Since 2008
Buying and fixing up houses in the Kootenays.
I bought my first house in Trail in 2008. I've been buying and fixing up houses ever since, so I know what it feels like on your side of the table.
Now I help people across the West Kootenays get the right mortgage, with the math laid out so you can see it. I live in Fruitvale. You can reach me by phone, not a call centre.

After you close
Renewal Countdown
I track your renewal date. At six months, four months and three months out, I check in, compare your lender's offer with the market and tell you straight whether to stay or switch.
After you close
The Yearly Walk-through
Once a year, fifteen minutes on the phone. What's changed, whether a prepayment or a refinance makes sense, and whether you're still on track for what you wanted.
Local
Your town, by name.

Trail
Population 7,920 (2021 Census)
Trail's where I bought my first house, back in 2008. It's a working town on the Columbia, and a lot of the people buying here work shifts at Teck or the hospital.

Rossland
Population 4,140 (2021 Census)
Rossland is a mountain town with Red Mountain Resort at its doorstep. It grew faster than any other town on this list between the 2016 and 2021 censuses.

Fruitvale and Montrose
Population 2,971 (2021 Census)
Fruitvale's home for me. The Beaver Valley villages of Fruitvale and Montrose are quiet, family places a short drive from Trail.

Questions
The honest answers.
What do you actually do?
I compare mortgages from a range of lenders, help you pick the one that fits, and deal with the lender for you. A bank offers its own mortgages. I can look across several lenders.
What does it cost me?
In most cases the lender pays me, not you. Before you sign anything, you'll get it in writing: who pays me and how much.
How much do I need for a down payment?
At least 5% on the first $500,000 and 10% on the part above that. Homes of $1,500,000 or more need 20%. Under 20% down, you'll pay mortgage default insurance, added to the mortgage.
What's the stress test?
Lenders check you could still afford the payment at 5.25% or your rate plus 2%, whichever is higher. It's a safety check. It isn't the rate you'll pay.
Can I get a 30-year amortization?
With under 20% down, only if you're a first-time buyer or buying a newly built home. Otherwise it's 25 years. With 20% or more down, it depends on the lender.
Do I have to pay property transfer tax?
Usually, yes. It's due when the sale registers. Eligible first-time buyers pay none on homes up to $500,000, and qualifying new homes up to $1,100,000 are exempt too.
How long does a pre-approval take?
It depends on the lender and how quickly your documents come in. I'll give you a straight timeline on our first call.
My renewal letter came. Should I just sign it?
Not before you compare. If you're moving an uninsured mortgage to another federally regulated lender with no new money, the new lender doesn't have to stress test you again.
Do I have to live in the Kootenays?
No. I live in Fruitvale, but I can help anywhere in BC by phone and video.
Is my information safe?
The forms on this site only ask for your contact details and what you need. Anything financial goes through the brokerage's secure application, never email.
Got a question? Ask it.
Fifteen minutes on the phone usually clears it up. No pressure.
